We try our best to make our pricing transparent and honest.

We don't like surprises as much as the next person.

The more information we have from the customer about your home the more accurate of an estimate we can give you. Room sizes/dimensions help in giving the customer an accurate price (a 20x20 room will cost significantly more versus a 12x10 room), as well as the condition of the carpet (are there numerous spots, spills, stains and/or odors that might require extra attention?). Some spots and spills require extra labor, stain removers and expertise. We are always willing to specifically address areas of concern, but extra fees can apply.

Our vehicles have truck mounted machines with hoses that can reach up to the 3rd floor when stationed in a nearby, dedicated parking area. Equipment is designed to work in homes or apartments with ground floor access. High rise apartments can be cleaned with portable equipment and pricing will differ slightly. Please mention this when speaking with our office staff.

Our minimum price to come to your home or apartment Monday – Friday, 9am - 4:30pm for 1 spot or an entire room is $150 to $250 (depends on travel time). Speak with our office staff about pricing on other days and times.

Our pricing is based on square feet of carpet and number of steps cleaned, rather than number of rooms/areas cleaned. Therefore, providing room sizes will insure an accurate quote over the phone. Before we start, we will measure for you and provide a firm price.

Refer below for pricing examples based on areas and square footage. Each home is different. Be aware that basements, great rooms, bonus rooms, and master bedroom suites can be larger than typical size rooms/areas.

We are carpet cleaners, not movers. We will move some furniture (sofas, loveseats, chairs, ottomans, and end tables); clean under it and put back in place with protective pads under the legs. By request, we will move and clean under beds and dressers at an additional cost. However, we do not move wall units, pianos, fish tanks, glass top tables, curio cabinets or extremely heavy furniture.

Stain guard for carpet and upholstery is 50% of the cleaning price.

Stairs

Stair cleaning includes tread, riser, and bull nose and are $5 each. Typically there are 11 to 15 steps in each staircase. If stairs are extra wide extra charges will apply.

Area Rug Cleaning Prices

Our in home area rug cleaning (wool, bound, and or oriental type area rugs) will not damage hardwood floors and other flooring under the area rugs. If you want pick-up and delivery service for area rugs those rates are significantly more. Please call for a quote. If your area rug has urine on it, we suggest sending it out to an offsite area rug cleaning plant who we can refer to you.

Tile & Grout Cleaning Prices

Tile and grout cleaning is priced per square foot and the rates are $1.00 to $2.00 per square foot for tile that is on the floor. Tile that is in showers/bathtubs and or on walls is extra and quoted when we arrive. If tile/grout is cracked, loose, missing and or compromised, we will refuse to clean it as we do not want to cause further damage.

Grout sealing is 25-50¢ per square foot. This is a sealer that will help to keep grout lines cleaner longer and easier to clean when mopping. Sealing is not a wax and will not alter the original appearance of the tile. We never suggest waxing any tile or grout as wax can cloud, yellow and flake in the future.

Odors & Urine

Some urine, blood, vomit and feces stains as well as any related odors cannot be eliminated no matter the severity or size. Therefore, we cannot guarantee this type of work. However, our technicians are highly skilled and will use a variety of solutions to at least improve the odor and stain.

Pricing

Topical deodorizer spray applications for a clean scent to rid body odor, animal dander, nicotine, marijuana or musty odors: 10-15¢ per square foot.

Deodorizer and disinfectant for urine, fecal or vomit treatments: minimum $35 and up depending on size and number of spots. Areas that require this treatment must be saturated so the solution can reach the carpet, backing and padding. This may require up to a gallon or more of solution. Pricing can range from $75 - $100/gallon used.
